Friendswood Development Company Announces another Garden Oaks community

About five months after debuting the Neumann Oaks townhome community in Garden Oaks, Miami-based homebuilder Lennar Corp. announced another 18-townhome enclave that will share a back boundary with the original two-acre development.

Lennar will start building homes in Chapel Heights by the fourth quarter of 2018, said Michael Johnson, vice president of Houston-based Friendswood Development Co., a division of Lennar. He wouldn’t disclose sales information but said the 1.6-acre site near the corner of Pinemont Drive and North Shepherd used to have one single-family home on the lot. Lennar represented itself in the land sale that closed in 2017.

Chapel Heights and Neumann Oaks likely won’t be directly connected via walkway, though the two back up onto each other, said Johnson. He said the developer is looking for additional land for more enclaves in the surrounding area as well, though tracts are all in different sizes with different owners, he said.

“That seems to be the strategy moving forward,” Johnson said, to buy small parcels of land for individual townhome enclaves rather than add another phase to existing developments. Though the smaller the site, the more challenging it can be to develop, he said. Chapel Heights is on 1.6 acres while Neumann Oaks is on about two acres.

Chapel Heights will include 18 townhomes ranging in size between 1,423 and 1,758 square feet. Prices will start around $329,990 and layouts will be the same as those found in Neumann Oaks.

In both Neumann Oaks floor plans, the first floor features a living area, dining area, kitchen and half bath. Each townhome has a two-car garage, a 10-foot driveway and outdoor yard space alongside the back of the home.
